Soft spots, sagging, and squeaks are warning signs of rot below. We repair and rebuild damaged subfloors, then replace laminate, vinyl, or LVP on top so your floor is level, solid, and watertight from the structure up.
Subfloor problems we repair
The subfloor is out of sight, so damage often goes unnoticed until it's serious. We find and fix the root cause:
- Soft & spongy spots — a sign of rot or delamination, cut out and replaced.
- Water-damaged & rotted subfloor — affected sections removed and rebuilt with new material.
- Sagging & unlevel floors — leveled and reinforced for a flat, stable surface.
- Squeaks & movement — subfloor re-secured to joists to stop flexing.
- Mold & moisture below — dried, treated, and sealed before the new floor goes down.
Laminate & vinyl replacement
Laminate and vinyl are popular because they're affordable and attractive — but laminate especially can swell and delaminate the moment water gets in. We replace damaged sections or whole rooms:
- Swollen & peaking laminate — damaged planks removed and replaced with matching boards.
- Lifting & curling vinyl — re-laid on a sound, dry subfloor or fully replaced.
- Damaged LVP (luxury vinyl plank) — individual planks swapped or whole areas redone.
- Gapping & separation — re-fitted with proper expansion allowances.
- Full-room replacement — new flooring supplied and installed start to finish.
Our process — built from the subfloor up
A new surface is only as good as the structure beneath it. We never lay new flooring over a compromised subfloor:
- Lift & inspect — we remove damaged surface flooring and examine the subfloor.
- Dry & treat — any moisture or mold is addressed before rebuilding.
- Rebuild & level — damaged subfloor is replaced and leveled to spec.
- Install — new laminate, vinyl, or LVP fitted with correct underlayment.
- Finish & seal — edges, transitions, and wet areas sealed against water.
